1 Identification of the provider
These General Booking Conditions regulate requests and reservations for accommodation managed through Limón Casa.

Limón Casa is the commercial name used by GRUPO LEMGAU, S.L. to provide services related to the search, promotion, request, reservation, intermediation and management of accommodation, mainly aimed at students.
Hereinafter, GRUPO LEMGAU, S.L. It may be referred to interchangeably as “Grupo Lemgau”, “Limón Casa” or the “Platform”.
2 Purpose and scope of application
These Conditions apply to reservations processed through:
The Grupo Lemgau or Limón Casa website.
Electronic forms.
Email.
WhatsApp, WeChat or other messaging services.
Telephone attention.
In-person attention.
Any other official channel enabled by Limón Casa.
They are applicable to reservations of individual rooms, shared rooms, accommodation places and complete homes.
They will also apply when the request or payment is made by a parent, guardian, representative, guarantor or third party on behalf of the student.
3 Intervention of Limón Casa
Depending on the accommodation, Grupo Lemgau may act as:
a) Provider of information and reservation services.
b) Intermediary between the student and the owner or landlord.
c) Accommodation manager.
d) Authorized representative of the owner or lessor.
e) Lessor, when expressly indicated.
The specific function of Grupo Lemgau, as well as the identity of the owner, lessor or effective manager where applicable, will be indicated on the accommodation page, the Reservation Confirmation, the particular conditions or the rental contract.
The publication of an accommodation under the name Limón Casa does not necessarily mean that Grupo Lemgau is the owner or lessor of the property.
4 Definitions
For the purposes of these Conditions:
User or student: person who consults, requests or reserves accommodation.
Requester: person who submits the reservation request, even if it has not yet been accepted.
Accommodation: room, place, home or accommodation space that is the subject of the request.
Reservation Request: request submitted by the user to reserve accommodation.
Reservation Confirmation: written communication issued by Limón Casa through which the acceptance of the reservation is confirmed.
Start date of the contract: date from which the contractual period and the calculation of the income begin.
Entry date: date on which the student physically accesses the accommodation.
Joint reservation: reservation made by two or more students in respect of an entire home or a jointly contracted accommodation unit.
Owner or lessor: natural or legal person who legally disposes of the accommodation and offers it for lease.
5 Documents that form part of the reservation
The reservation relationship will be made up of:
The particular conditions of the accommodation.
The Reservation Confirmation.
The breakdown of prices and payments.
These General Reservation Conditions.
The Cancellation Policy.
The document called “Students: information about rent and stay”.
The particular rules of the accommodation.
The lease contract, once formalized.
In case of contradiction, the particular conditions and the Reservation Confirmation will prevail with respect to the specific aspects of the operation.
The lease contract will mainly regulate the rental relationship from its start date. In any case, mandatory regulations and the imperative rights of consumers and users will prevail.
6 Information that the student must check
Before submitting the application or making any payment, the student must check:
Type of accommodation and room.
Approximate address or area.
Surface and main characteristics.
Private or shared use of the bathroom, kitchen and other areas.
Furniture and equipment included.
Approximate number of residents.
Possible cohabitation with the owner.
Start and end date.
Date available for entry.
Minimum duration.
Rental price.
Deposit, bond and other guarantees.
Expenses included and not included.
Applicable services and commissions.
Modification and cancellation conditions.
Requirements of age, sex, number of occupants or academic situation, when they are objective and justified by the characteristics of the accommodation.
Photographs, videos and plans are for informational purposes. When they correspond to a similar room or are indicative in nature, this circumstance will be indicated.
7 Reservation process
The ordinary process will be as follows:
Selection of accommodation, dates and number of occupants.
Presentation of the Reservation Request.
Delivery of the required data and documents.
Checking availability and conditions.
Communication of the price breakdown.
Reading and express acceptance of these Conditions and the applicable documents.
Payment of the indicated amounts.
Issuance of the Reservation Confirmation.
The submission of a request, the sending of documents, a conversation with customer service or the sending of proof of payment does not in itself imply that the accommodation has been reserved.
The reservation will be considered confirmed only when Limón Casa issues the corresponding written Reservation Confirmation.
8 Acceptance of the conditions
Before making the payment, the user must be able to consult, save and reproduce these Conditions.
Acceptance may be made by:
Checking an acceptance box on the website.
Electronic or handwritten signature.
Written confirmation by email.
Written confirmation through an official messaging channel.
Another procedure that allows proof of express acceptance.
When the reservation is processed outside the website, Limón Casa will previously provide these Conditions or a permanent link for consultation and will request the user's express acceptance.
Payment made after having received and accepted these Conditions will constitute additional proof of the willingness to continue with the reservation.
9 Confirmation and effects of the reservation
The Reservation Confirmation must identify, at least:
The student or students.
The reserved accommodation.
The start and end date.
The income.
The deposit or guarantee.
The applicable services and expenses.
The amounts paid and pending.
The main cancellation conditions.
The Limón Casa function when relevant.
From the issuance of the Reservation Confirmation, the accommodation will be reserved under the indicated terms and the student will be obliged to comply with the obligations assumed.
The lack of immediate signing of the rental contract does not render the reservation relationship void when:
a) The reservation has been expressly confirmed.
b) The student has accepted these Conditions.
c) The essential elements of the reservation have been communicated.
d) The required payment has been made.
The subsequent formalization of the rental contract will develop and complete the conditions of the stay.
10 Start date and effective entry date
The start date of the contract may be different from the student's effective date of entry.
The start date determines:
The beginning of the contractual period.
The beginning of the income calculation.
The birth of the corresponding economic obligations.
The period during which the accommodation is reserved for the student.
From the start date, the student will be able to check in according to the agreed procedure.
Voluntary delay in arrival, non-arrival, travel problems or the decision not to immediately use the accommodation do not by themselves suspend the contract or payment obligations.
Even if the student has not physically entered the accommodation, he or she must pay the corresponding rents and amounts from the start date, unless Limón Casa or the landlord have accepted a modification or cancellation in writing.
11 Student documentation and information
Limón Casa may request:
Passport, DNI, NIE or TIE.
Admission letter, registration or student certificate.
Email address and telephone number.
Emergency contact information.
Information of the parent, guardian, guarantor or payer.
Documentation on solvency or economic capacity.
Visa or other administrative documentation.
Any document reasonably necessary to verify identity, eligibility or the conditions of the reservation.
The user guarantees that the information and documentation provided are authentic, complete, correct and current.
The presentation of false information, altered documents or third-party data without authorization may lead to the rejection or cancellation of the reservation, without prejudice to the corresponding responsibilities.
12 Minors
When the student is under 18 years of age, Limón Casa may require the intervention of his or her father, mother, guardian or legal representative.
The representative must, as appropriate:
Authorize the request.
Accept the conditions.
Sign the documentation.
Assume or guarantee financial obligations.
Provide documents accrediting representation.
A reservation for a minor will not be confirmed when the required authorization or representation requirements have not been met.
13 Economic concepts
The reservation may include the following concepts:
13.1 Rent
Amount corresponding to the use of the room or accommodation and the common areas included.
The first rent will be paid according to the payment request. Subsequent rents will be paid on the dates indicated in the contract or in the Reservation Confirmation.
13.2 Deposit, bond or other guarantees
Amount intended to respond to:
Pending income or expenses.
Damage attributable to the student or their visitors.
Loss of keys or objects.
Contractual breaches.
Other responsibilities expressly provided.
The deposit cannot be used unilaterally to pay the last month's rent.
13.3 Reservation service or platform service
Amount corresponding to the processing of the request, availability check, coordination with the accommodation, preparation of the reservation, documentary assistance and support prior to entry.
13.4 Payment management service
Amount corresponding to services such as:
Coordination of national or international payments.
Payment data verification.
Operations monitoring.
Confirmation of receipt.
Reconciliation and control of amounts.
Assistance in case of incidents or rejected payments.
13.5 Supply costs
These may include water, electricity, gas, heating, internet or other supplies.
They may be charged as a fixed amount, provision of funds, amount included up to a limit or according to actual consumption.
13.6 Cleaning expenses
They may correspond to preparation prior to entry, periodic cleaning, extraordinary cleaning or final cleaning.
13.7 Other services
Other services requested or accepted by the user may be charged, provided that their amount and purpose are previously communicated.
14 Price information
Before payment, a breakdown will be provided to the student that will indicate:
Rental price.
Deposit or guarantee.
Reservation or platform services.
Payment management services.
Cleaning.
Supplies.
Taxes, when applicable.
Total amount that must be paid initially.
Known subsequent payments.
Refundable and non-refundable concepts.
Payment will not be required for concepts that have not been previously reported, except for additional services subsequently requested by the user or expenses derived from incidents attributable to the user.
15 Payment methods
Payments must be made only through the methods and accounts officially communicated by Limón Casa.
The following may be accepted:
Bank transfer.
Bank card.
Stripe.
Other means expressly enabled.
The student must keep proof of payment and correctly indicate the name, reservation number or reference of the operation.
No payment should be made to a private account or different means without previously verifying the change through an official Limón Casa channel.
16 Payments through Stripe
Limón Casa may use Stripe as a third-party provider to process certain payments.
Stripe may request additional information, apply security controls, or reject a transaction in accordance with its own procedures.
Attempted payment is not equivalent to actual receipt of funds. The reservation will not be considered confirmed until:
The required payment has been authorized or received; and
Limón Casa has issued the Reservation Confirmation.
When a refund is appropriate, it will normally be made through the same means used for payment, unless there is a technical impediment or a different agreement.
The deadlines for actually receiving a refund may depend on Stripe, the card issuing entity or the user's bank.
The presentation of a bank refund, retrocession or chargeback is not equivalent to a valid cancellation of the reservation and does not replace the cancellation procedure provided for in these Conditions.
17 Overdue payments
The student must pay the amounts on the agreed dates.
When you anticipate that you will not be able to pay on time, you must communicate this before the due date.
Delay or non-payment may give rise to the consequences provided for in the Reservation Confirmation, the contract and applicable legislation.
The lack of use of the accommodation or the temporary absence of the student does not exempt him from paying the amounts due.
18 Modification of the reservation
The student must request as soon as possible any change related to:
Entry date.
Start or end date.
Duration.
Room or accommodation.
Number or identity of the occupants.
Person responsible for payment.
The request can be submitted through the Platform or by contacting customer service.
Acceptance of the modification will depend on:
Availability.
The authorization of the owner or lessor.
The accommodation conditions.
The price difference.
Any applicable administrative or cleaning expenses.
Until Limón Casa confirms the modification in writing, the original reservation will remain fully valid.
Informal conversations or oral communications do not by themselves modify a confirmed reservation.
19 Contractual cancellation policy
This policy is a contractual condition offered by Limón Casa and will be applied without prejudice to the mandatory rights that correspond according to the specific nature of the accommodation or service.
19.1 Cancellation during the first 48 hours
The student may request cancellation within 48 hours following payment.
When, at the time of submitting the application, there is at least one month left before the start date of the contract:
Cancellation will not have a penalty on the accommodation.
The amounts paid will be returned.
The payment management service may be discounted when it has already been provided or previously reported non-recoverable costs have been generated.
The request must be submitted through a channel that allows a written record to be left.
19.2 Cancellation after the first 48 hours and one month or more in advance
When the first 48 hours have elapsed and there is at least one month left before the start date, the student may request cancellation for a reasonable, justified and not voluntarily caused cause.
You must provide sufficient documentation to verify the cause.
Once the request has been reviewed and the case has been communicated to the owner, the amounts paid may be returned, except:
The reservation service or platform.
The payment management service already provided.
Non-recoverable external costs that have been previously reported.
The decision will be communicated in writing and with reasons.
19.3 Cancellation when there is less than one month left
If the application is submitted when there is less than one month left for the start date, the amounts paid may be returned, except:
The deposit or guarantee equivalent to one month's payment.
The reservation service or platform.
The payment management service.
The corresponding non-recoverable costs.
When two monthly payments have been paid as a deposit or guarantee, one monthly payment may be returned and the other withheld, unless the particular conditions establish a more favorable solution for the student.
19.4 Cancellation after the start date
If the request is submitted on the start date or later:
The reservation or rental relationship will not be automatically terminated.
Amounts already accrued will not be refundable.
The student must pay, at least, the first full monthly payment when it has not yet been paid.
Other obligations will be determined according to the lease contract and the circumstances of the case.
The application of this clause will respect the legal limits and the required proportionality between non-compliance and the damages or costs actually generated.
19.5 Personal circumstances
The following events do not automatically generate a right to a refund:
Change of plans.
Change of educational center.
Modification of academic dates.
Visa denial or delay.
Cancellation or modification of flights.
Decision not to travel.
Failure to arrive.
Family, economic or personal problems.
However, the student may present supporting documents to request a review in accordance with the previous sections.
19.6 How to request cancellation
The request must indicate:
Name of the student.
Reservation number or reference.
Reserved accommodation.
Start date.
Reason for cancellation.
Supporting documents, when applicable.
Account or means of payment for the return, when necessary.
Cancellation will only take effect when confirmed in writing by Limón Casa or by the party authorized to resolve the reservation.
20 Joint reservations and complete homes
When several students jointly reserve a complete home:
a) The reservation will be treated as a joint operation, unless the particular conditions indicate otherwise.
b) All students must have, in principle, the same start and end dates.
c) The withdrawal of one of them does not automatically cancel the entire reservation.
d) The departure of one of the students does not automatically reduce the total income.
e) Internal agreements between students will not be enforceable against the owner or Limón Casa.
f) Joint or joint liability will only exist when it is expressly provided for in the contract or in the Reservation Confirmation.
If one of the students wishes to withdraw, they must communicate this immediately.
A substitute may be proposed, but this must:
Meet the accommodation requirements.
Facilitate your documentation.
Be approved by the owner and Limón Casa.
Accept the conditions.
Pay the required amounts.
Formalize the corresponding contractual change.
Until the substitute has been approved and has completed all procedures, the original student will continue to be bound by his or her obligations.
Limón Casa may help you find a replacement, but does not guarantee that it will be possible to find a replacement within a certain period.
If all members of the joint reservation wish to cancel, the Cancellation Policy will apply to the entire reservation.
21 Non-arrival and late entry
The student must communicate their approximate date and time of arrival.
Failure to arrive on the scheduled date will not automatically be considered a cancellation.
When the student does not show up, he or she must continue paying the corresponding amounts while the reservation or contract remains valid.
If the student remains without entry for more than one month from the start date, this circumstance alone will not extinguish his or her payment obligations.
Limón Casa may try to contact the student to clarify the situation, without said action implying the waiver of the amounts owed.
22 Impossibility of providing accommodation
When, for a reason attributable to the owner, the manager or Limón Casa, it is not possible to provide the confirmed accommodation, the student will be informed as soon as possible.
Depending on the circumstances and availability, the following alternatives may be offered:
a) An alternative accommodation of reasonably equivalent characteristics.
b) The refund of the amounts paid for the accommodation.
c) Free temporary accommodation for a maximum of seven days while a definitive solution is located.
When a refund is made, the payment management service can only be discounted if it has already been effectively provided, its cost was informed and it is not recoverable.
Acceptance of alternative accommodation must be confirmed in writing.
These solutions will not limit the rights that correspond to the student in accordance with the applicable regulations.
23 Formalization of the lease contract
The contract may be formalized:
Electronically.
In person at the office.
In the accommodation.
At another agreed location.
The student must check in advance if the accommodation accepts electronic signature.
When electronic signature is not allowed, you must go to the communicated place and time to sign the contract.
Unjustified refusal to sign a contract that reproduces the essential conditions previously accepted may be considered a breach of the reservation.
If the contract contains substantial modifications not previously communicated, the student will have the right to request clarification before signing it.
24 Check-in at accommodation
The student must contact Limón Casa at least three working days before arrival to confirm:
Check-in time.
Location of key delivery.
Contact person.
Pending documentation.
Form of signing the contract.
Amounts pending payment.
You should not go directly to the accommodation without having received confirmation that check-in can take place.
25 Entry outside of regular hours
Entry must be made within the hours communicated by Limón Casa.
When the student requests an entry outside of regular hours and it is accepted:
Entries from Monday to Friday outside of business hours will have an additional cost of 50 euros.
Tickets during the weekend will have an additional cost of 80 euros.
The ordinary schedule and the applicable cost must be communicated before confirming the extraordinary entry.
Check-in after hours is subject to availability and must be previously accepted by Limón Casa.
26 Initial accommodation check
The student must check the accommodation within 24 to 48 hours of entry.
You must check:
Room status.
Walls, floors and windows.
Furniture.
Appliances.
Keys and access cards.
Bathrooms and common areas.
Counters, where applicable.
Any defect, stain, flaw or relevant difference.
Incidents must be reported through the indicated channel, accompanied by clear photographs or videos.
Incidents not reported within the deadline may be more difficult to identify as prior to entry and affect the subsequent determination of responsibilities.
27 Registration and administrative documentation
The possibility of providing documentation or assistance for registration will be indicated in the particular conditions of the accommodation.
As a service policy, Limón Casa may limit documentary assistance for registration to reservations whose duration exceeds six months.
In no case does Limón Casa guarantee that the city council approves a registration request, since the decision corresponds to the competent administration and depends on the actual residence and the applicable requirements.
This clause does not limit the administrative rights or obligations that correspond to the student in accordance with current regulations.
28 Accommodation rules
When confirming the reservation, the student must respect:
The rental contract.
The particular rules of the accommodation.
The rules of the community of owners.
The rental and stay information document.
The rules regarding cleanliness, noise, visits, pets, tobacco, security and coexistence.
Serious or repeated non-compliance may give rise to the consequences provided for in the contract and the applicable legislation.
29 Change of room or accommodation
The possibility of changing room or accommodation will depend on:
Availability.
The reason for the change.
The conditions of the contract.
The authorization of the owner.
The difference in income.
The costs of cleaning, transfer or administration.
The student will not be able to exchange rooms, keys or contracts directly with another student without written authorization.
30 Renewal
Renewal will not be automatic.
The student must request it within the period provided for in the contract.
The rent, room, duration and other conditions may change.
The accommodation will not be considered reserved for the new period until Limón Casa or the landlord confirms it in writing.
31 Early departure
The student who wishes to leave the accommodation before the final date must submit a written request and indicate:
Expected departure date.
Reason.
Supporting documents, where applicable.
Substitute proposal, if any.
The request does not automatically extinguish the contractual relationship.
Until the landlord or Limón Casa confirms the termination or modification in writing, the student will continue to be obligated to pay the rent and other corresponding amounts.
Finding a potential substitute does not automatically release the original student. The substitute must be approved and complete all required procedures.
Limón Casa may help find a substitute, but does not guarantee the result.
32 Deposit and final settlement
The deposit does not constitute a penalty nor can it be used unilaterally to pay the last rent.
Once the stay is finished, the following will be checked:
Delivery of keys.
Accommodation status.
Cleaning.
Damage.
Pending amounts.
Supply invoices.
Other duly justified expenses.
When there are invoices pending issuance, a reasonable amount may be provisionally withheld until the final amount is known.
Deductions must indicate, when applicable:
Concept.
Amount.
Reason.
Photographs.
Invoices, budgets or other supporting documents.
The rest of the deposit will be returned in accordance with the contract and applicable legislation.
33 Communications
Communications related to the reservation can be made through:
Email.
Platform.
WhatsApp.
WeChat.
SMS.
Telephone, when written confirmation is subsequently provided.
Postal letter.
The student must keep their contact information updated and regularly review the channels provided.
Requests for cancellation, modification, early termination or claim must be made by a means that allows recording.
34 Electronic proof
The following may be kept as proof of the reservation:
Application submitted.
Acceptance boxes.
Date, time and version of the accepted conditions.
Emails.
Messages sent through official channels.
Reservation Confirmation.
Payment receipts.
Signed documents.
Technical records of the operation.
The conservation and use of this data will be carried out in accordance with the Privacy Policy.
35 Data protection
Personal data will be treated in accordance with the Lemgau Group Privacy Policy.
The user declares to have been informed about:
Responsible for the treatment.
Purposes.
Legal bases.
Recipients.
Conservation.
Rights of access, rectification, deletion, opposition, limitation and portability.
Acceptance of these Conditions does not imply consent to receive commercial communications.
Advertising communications will require a separate legal basis and, where applicable, separate consent.
36 Responsibility of the user
The user will be responsible for:
The veracity of the data provided.
The documentation sent.
Compliance with payment dates.
The conservation of supporting documents.
Reading the accommodation conditions.
The acts of your visitors.
Damage caused by improper use.
Timely communication of incidents.
Respect for the rules of coexistence.
The user may not transfer, resell, sublease or assign the reservation without written authorization.
37 Claims
The student may submit a claim by sending:
Full name.
Reservation number.
Description of the facts.
Date.
Amount claimed, when applicable.
Supporting documents.
Solution requested.
The claim must be addressed to:
Email: info@grupolemgau.com Postal address: Paseo de la Castellana, 194, 28046 Madrid, Spain.
Limón Casa will respond within a reasonable period taking into account the complexity of the claim.
When mandatory, the corresponding official claim forms will be provided.
38 Modification of these Conditions
Grupo Lemgau may modify these Conditions for legal, technical, operational or commercial reasons.
The new versions will be applicable to reservations made after their publication.
Already confirmed reservations will be governed by the version accepted at the time of contracting, unless:
That the modification is required by a mandatory rule.
That is more favorable for the student.
That both parties expressly accept the change.
39 Partial nullity
If a clause is declared null, not incorporated or inapplicable, the remaining provisions will continue in force when the contractual relationship can subsist without the affected clause.
The affected clause will be interpreted or replaced in accordance with the applicable legislation, respecting the balance between the parties.
40 Applicable legislation and jurisdiction
These Conditions will be governed by Spanish law.
When the student has the status of consumer, disputes will be submitted to the competent courts and tribunals in accordance with the applicable regulations, without imposing a waiver of the jurisdiction that legally corresponds to them.
When the user acts for professional or business purposes and the law allows an agreement on territorial jurisdiction, the parties may submit to the courts and tribunals of Madrid capital.
41 Entry into force
These Conditions will come into force on the date of their publication.
