How to Use This Guide
Welcome to the Limón Casa student housing platform. This guide helps students understand housing information and fees before booking, use the home correctly after move-in, handle maintenance and roommate matters, and complete renewals or move-out smoothly.
01 Information to Confirm Before Booking
Before clicking “Request booking” or making a payment, review the property page item by item. Do not decide only from the main photo or the monthly rent.
1.1 Property and Room
Confirm whether the offer is an entire apartment, a private room, a shared room, or a bed space.
Check whether the bathroom is private or shared, and whether the kitchen, living room, and balcony are common areas.
Review room size, bed type, windows, natural light, floor, elevator, heating, and air conditioning.
Confirm whether furniture, appliances, and bedding are included, and whether photos show the exact property or a similar room.
Check the expected number of residents, whether the landlord lives there, and any available roommate information.
1.2 Location and Transport
Check the area, nearby metro or bus stops, and estimated commute time to your school.
For safety and privacy, the exact door number may be shown only after booking confirmation or move-in notice.
Confirm that nearby supermarkets, pharmacies, medical services, and transport meet your needs.
1.3 Lease Term and Move-in Conditions
Confirm the earliest move-in date, contract start date, contract end date, and minimum rental period.
Empadronamiento is generally available only when the rental term is longer than six months.
Gender, age, number of residents, and other reasonable limits are subject to the property page and contract.
The move-in date may differ from the contract start date. Rent and related payment obligations are calculated from the confirmed contract or booking terms.
1.4 Whole-apartment Bookings
When several students rent the same property together, all tenants should normally share the same contract start and end dates.
If the lease states joint or several liability, one tenant’s non-payment or early departure may still leave the others responsible under the contract.
A tenant who wants to leave early must notify the platform and must not privately sublet, transfer, or hand the room to another person.
A replacement tenant may take over only after platform and landlord approval and after completing all required booking, payment, and contract-change steps.
02 Booking Process and Order Confirmation
2.1 Standard Booking Process
1. Select the expected move-in date, move-out date, and number of residents on the property page.
2. Complete the booking request and submit the required identity, student status, and contact information.
3. Review the fee breakdown, cancellation policy, rental term, and house rules.
4. Pay the booking amount or other first payment using the payment method shown on the order page.
5. The booking is completed only after the platform issues a booking confirmation. Enquiries or applications alone do not reserve the property.
2.2 Nature of the Booking Payment
The booking payment is paid to confirm and reserve the selected property. Depending on the order, it may count as first month rent, deposit, service fee, or a combination. The property page, fee details, booking confirmation, and this guide prevail.
2.3 Changes and Cancellations
To change dates, term, room, or resident details, submit a request through the platform or contact customer service as soon as possible.
Whether a change is possible and whether fees or rent differences apply depends on property availability and platform review.
Cancellation requests must follow the deadlines and evidence requirements shown in the booking terms. Travel changes, visa issues, or late arrival do not automatically create a refund right.
All cancellation results are subject to the final written confirmation issued by the platform.
03 Fees, Deposit, and Payment
3.1 Fee Items
Fees may include monthly rent, deposit, service fee, registration fee, utilities, cleaning, maintenance charges, or other items shown in the property page and order.
3.2 Payment Rules
Pay rent and other due amounts on the date and by the method agreed in the contract.
When making a transfer, correctly include the order number, property code, or tenant name, and keep the receipt.
Do not pay private accounts that have not been confirmed by the platform. Verify any account change through official channels.
The deposit cannot be used by the student to offset monthly rent without written approval.
04 Contract, Documents, and Eligibility
4.1 Common Documents
Passport, NIE/TIE, or another valid identity document.
School admission letter, enrolment certificate, or proof of study.
Spanish phone number, email address, and emergency contact.
Additional information or documents required by the specific property.
Students under 18 usually need parent or legal guardian participation or authorization.
4.2 Read Carefully Before Signing
The identities and responsibilities of the landlord, tenant, and platform.
Room, address, rental term, monthly rent, deposit, and other fees.
Included utilities, shared expense rules, billing cycles, cancellation, renewal, room change, and default rules.
Maintenance responsibility, house rules, visitor rules, subletting limits, move-out standards, inventory, existing damage, and key count.
05 Arrival in Spain and Move-in
5.1 Contact Before Arrival
At least three working days before arrival, confirm arrival time, key handover location, contact person, and signing method with the platform.
If your flight or schedule changes, notify the platform immediately. Late or weekend check-in may require an additional service fee.
Do not go directly to the property before the platform clearly confirms handover. Do not store luggage long-term in corridors, lobbies, or other common areas.
5.2 On Move-in Day
Show valid ID and booking confirmation, and complete any remaining lease, registration, or required procedures.
Settle rent and other amounts that must be paid before move-in according to the order, payment notice, or lease.
Collect keys, access cards, and necessary house instructions, and check the quantity and function on site.
Check the room, furniture, appliances, common areas, and facilities. Record meter readings where applicable.
5.3 Reporting Move-in Issues
Complete the room and facility inspection within 24 to 48 hours after move-in. If you find stains, scratches, damage, missing keys, or clear differences from the listing, take photos or videos and submit them through the designated channel.
06 Keys, Locks, and Safety
Do not write the full address on keys, access cards, or personal items, and do not give them to unauthorized people.
Do not copy keys, change locks, modify access systems, or install smart locks without written permission.
If keys or access cards are lost or damaged, notify the platform or landlord immediately. The responsible person bears reasonable replacement, unlocking, or repair costs.
Close windows, doors, and unnecessary appliances when leaving. The last person leaving should confirm the main door is locked.
Protect cash, documents, electronic devices, and valuables yourself.
07 Daily Living and Common Areas
7.1 Cleanliness and Shared Space
Keep your room and shared areas reasonably clean. Do not store personal items long-term in corridors, living rooms, or bathrooms.
Clean kitchen counters, cooktops, dishes, and food waste after use.
Keep the bathroom ventilated and dry, and place toiletries in the agreed area.
Participate in shared-area cleaning. Platform cleaning service does not replace daily tidying, dishwashing, or rubbish disposal.
7.2 Utilities and Equipment
Use water, electricity, gas, and heating reasonably, and turn off unnecessary appliances when leaving.
Do not dismantle or modify appliances, gas equipment, smoke alarms, or network devices.
If you do not know how to use equipment, read the instructions or contact management instead of forcing operation.
7.3 Quiet and Neighbours
Follow building and local noise rules, and respect quiet hours agreed with roommates.
Reduce music, calls, TV, and household noise at night. Do not shout in corridors or on balconies.
08 Visitors, Parties, Smoking, and Pets
Normal visitors, overnight guests, and additional long-term occupants must be treated differently. Follow the contract, listing, building rules, and reasonable roommate arrangements.
Consider roommate safety, privacy, and rest before inviting visitors.
Overnight visitors, registration requirements, and frequency limits are subject to the contract or house rules.
Do not hold unauthorized parties, commercial events, paid gatherings, smoking, pet keeping, subletting, short-term rental, room exchange, illegal activities, harassment, threats, or discrimination.
09 Repairs, Damage, and Inspections
9.1 How to Report Repairs
Provide property code, room number, problem description, time of occurrence, and photos or videos.
For emergencies such as burst pipes, gas leaks, power failure with burning smell, or fire, ensure personal safety and call 112 first, then notify the platform.
Submit non-urgent issues through the platform ticket, official email, or customer service channel.
9.2 Cost Responsibility
Natural wear from normal use should be distinguished from damage caused by improper use.
Damage caused intentionally, negligently, or in violation of the guide by a student or visitor may result in repair or replacement charges.
9.3 Entry and Inspection
Except in emergencies, the landlord, manager, or repair staff should explain the reason and agree on a reasonable time before entering a student room or apartment. Privacy and normal living should be respected.
10 Roommate Relations and Disputes
At the start, agree on cleaning, rubbish, quiet hours, fridge space, and shared supplies.
Do not use roommates’ food, kitchenware, or personal items without permission.
When conflicts arise, communicate about specific facts and avoid insults, threats, or sharing private information in group chats.
If you cannot resolve the issue, submit the timeline, evidence, and desired solution to the platform.
11 Renewal, Room Change, and Early Termination
Renewal is not automatic. Submit requests within the notice period agreed in the contract.
Renewal price, room, and conditions may need to be reconfirmed. A room is not reserved until written confirmation is issued.
Room changes depend on availability, contract terms, and reason. Rent differences, cleaning, moving, or administrative fees may apply.
Early termination requires written request and does not automatically end the lease until confirmed by the platform or landlord.
Finding a replacement tenant yourself does not automatically release you. The replacement must be approved and complete the required procedures.
12 Normal Move-out and Deposit Settlement
12.1 Before Move-out
Confirm the move-out date, inspection time, and key return method according to the contract.
Pay all due rent and confirmed fees.
Remove personal belongings and food, dispose of rubbish, restore basic furniture placement, and clean your room and assigned common areas.
Take photos or videos of the room and common areas and keep move-out records.
12.2 On Handover Day
Move out and complete inspection before the agreed time.
Turn off appliances and taps, return all keys and access cards, and obtain return confirmation.
Provide a correct account for deposit return, including name, IBAN, or other required information.
12.3 Deposit Settlement
After inspection and fee reconciliation, the platform or landlord will settle the deposit according to the contract and applicable law. If deductions occur, the item, amount, and reason should be explained.

14 FAQ
Is the booking guaranteed after payment?
Not necessarily. The official booking confirmation or order status issued by the platform prevails.
Can I use the deposit to pay the last month’s rent?
No. The deposit must be handled separately under the lease and move-out settlement rules unless written approval is given.
What should I do if I find damage after move-in?
Take photos or videos immediately and submit them within the required reporting period with the property code, room number, and location.
Can friends visit or stay overnight?
Follow the contract, house rules, and building rules, and respect roommates.
Can the landlord or manager enter my room at any time?
Except in emergencies, they should usually explain the reason in advance and agree on a reasonable time.
Appendix A | Move-in Checklist
Recommended within 24 to 48 hours after move-in. Keep photos or videos.
The room number, room type, and bed type match the order.
Doors, locks, keys, and access cards work normally.
Windows, curtains, blinds, furniture, lighting, sockets, heating, air conditioning, and internet work normally.
Kitchen appliances, washing machine, water heater, bathroom drainage, toilet, taps, and hot water work normally.
Existing scratches, stains, or damage have been photographed and reported through the designated channel.
Appendix B | Move-out Checklist
Move-out notice and inspection appointment have been completed under the contract.
Due rent and confirmed fees have been paid.
Personal belongings, food, rubbish, and bathroom items have been removed.
The room is clean, furniture is basically restored, and utilities are turned off.
All keys, access cards, and other items have been returned and confirmation has been kept.
